What a Full Replacement Involves

A full replacement strips the old roofing down to the wood deck. The roofer swaps out any soft or rotted sheets, then installs new underlayment, flashing, drip edge, shingles or metal panels, and ridge venting. It costs more than a patch, but it resets the whole roof at once.

Census figures show about 52.3% of homes in the city of Durham are owner-occupied, so many requests come from landlords as well as families. With the median owner home valued at $392,800, the roof protects a big investment either way.

The Usual Scenarios

  • Worn-out shingles. Curling edges, cracks and bald patches where granules have washed off usually mean the whole roof is aging, not one spot.
  • Leaks in several rooms. Chasing stains one patch at a time can cost more over the years than starting fresh.
  • A dip in the roofline. Sagging or soft spots suggest wood damage under the shingles that a roofer should see up close.
  • A sale on the horizon. An aging roof often comes up in a home inspection, and a written estimate helps both sides plan.

Rough Numbers for Full Roof Replacement

These figures come from published cost models, not quotes. Use them to set a budget; the roofer's written estimate gives the real number once size, pitch, old layers and deck repair are known.

How the Job Unfolds

  1. You reach out. Call (919) 555-0158 or send the form, and we pass your details to one independent roofer.
  2. The roofer inspects. Shingles, flashing, vents, gutters and the attic, followed by a plain summary.
  3. You get a written estimate. It names materials, tear-off, deck repair, cleanup and the payment schedule.
  4. The new roof goes on. Old roofing comes off, bad decking is replaced and new layers go down in order.
  5. You walk the job together. Check the yard for nails and keep every receipt and warranty paper.

Two statutes, G.S. 143-138(b5) and G.S. 160D-1110(c), free most house projects priced at $40,000 or less from the permit process, except when roof area is added or structure is involved. State guidance applies that to a re-roof replacing no more than 15% of the deck. Bigger jobs, added roof area, more deck work or rafter and truss repair need one, and your roofer confirms and pulls it through the City-County Building & Safety Department (919-560-4144).

Why the Process Matters

North Carolina has no roofer-only license. A job of $40,000 or more must be done by a General Contractor holding a license from the NC Licensing Board for General Contractors, which you can look up with the Board. Below that, no state license applies, so your own checks do the work.

  • Insurance on paper. Ask for proof of liability coverage and workers' compensation.
  • An itemized contract. Scope, materials and payments in writing, plus who pulls any permit.
  • Local references. A nearby address and recent customers you can call.

In Durham's eight local historic districts, such as Trinity Heights or Morehead Hill, re-roofing with matching material is normal maintenance. A new material or a new roof shape, though, is a Major Work, and the Historic Preservation Commission has to approve a Certificate of Appropriateness at one of its monthly meetings. Preservation staff answer questions at 919-560-4137.

Questions Worth Asking

Will a Durham re-roof need a permit?

Often not. A like-for-like re-roof of a single-family home costing $40,000 or less, with no more than 15% of the deck replaced under state guidance, usually needs none. Going over that amount, adding roof area or repairing rafters changes the answer, and your roofer pulls any permit the job requires.

How long will the work take?

It depends on the roof's size and pitch, the number of old layers, how much deck needs replacing and the weather. Your roofer should list a start date and expected duration in the estimate, and explain how the house stays dry if rain arrives midway.

Does this site do the roofing work?

No. Roof Replacement Durham NC is a referral service. We connect you with an independent local roofer, and the roofer pays us for the referral; you never pay us anything. Your contract, price and warranty are all between you and the roofer you hire.

Should I replace the whole roof or just repair it?

If the damage sits in one area and the rest of the roof is sound, a repair may be enough. Widespread wear, several leaks or a sagging line usually point toward replacement. The five-question repair-or-replace quiz gives you a starting point.
