A New Roof for Your Butner Home
Butner sits in Granville County, about 14 miles north-northeast of downtown Durham. It's a young town with a long past: the State of North Carolina governed the area for decades, and Butner only incorporated on November 1, 2007. The 2020 Census counted 8,397 residents, and the town covers 14.03 square miles.
This is a town of owners. The owner-occupied rate is 73.8%, well above Durham's 52.3%, and the median owner-occupied home value is $231,100. Here, the person paying for a new roof usually lives under it.
Butner's Housing, Decade by Decade
A Census survey from 2012–2016, republished by the City of Creedmoor, counted 2,784 housing units in Butner. The 1990s were the busiest building decade at 29.1%, followed by 2000–2009 at 21.3%, and about 48% of homes predate 1990. The Census flags a processing error in its year-built estimates, so read these as a rough picture.
That mix means two kinds of jobs. Houses from the 1990s and 2000s are usually a straightforward tear-off and re-shingle. Homes from the 1960s through the 1980s may hide soft decking or tired flashing that only shows once the old layer is off, so ask how deck repairs are priced.

Services for Butner Roofs
- Whole-roof replacement. Old roofing off, deck checked and repaired, then a new roof. Details: roof replacement.
- Storm and tree damage. When wind or ice drops a limb on the house, a roofer can document and price the damage for your insurer. See storm damage.
- Metal roofing. Some long-term owners pick standing-seam steel over another round of shingles. Compare on the metal roof page.
- Shingle replacement. Architectural shingles are the everyday pick for a Butner re-roof and the easiest to price. Learn about shingle roofs.
- Repairs. A leak around one vent or chimney may only need a fix. Start with roof repair.
Ice, Wind and Granville County Storms
No official storm survey names Butner itself, so the best record is county-level. In the December 4–5, 2002 ice storm, the State Climate Office described a half inch to an inch of ice coating the Piedmont as far as Durham, and power went out for nearly a million people in the region. FEMA's declaration for that storm, FEMA-1448-DR, listed Granville County for public assistance.
After any storm, check from the ground and stay off the ladder. If you file a claim, your roofer records and prices the damage; you and your insurer settle it. An offer to cover your deductible is a red flag.

Who Issues Permits in Butner
Building permits for Butner come from Granville County Inspections, 122 Williamsboro Street in Oxford, phone (919) 603-1326. The County's FAQ says plainly that a permit is not needed to replace shingles only. State law points the same way for single-family homes: work of $40,000 or less is permit-free unless roof area is added or structure is involved.
State guidance limits that exemption to replacing no more than 15% of the roof deck, so heavier deck replacement, added roof area, or rafter and truss repair needs a permit. The Town also issues its own zoning permits through Planning and Zoning at Town Hall (919-575-3032). Your roofer confirms what the job needs and pulls any permit.
The Town's planning office notes that buyers may ask to see permits for recent upgrades, a new roof among them. Keep the contract, invoice and any permit papers together.
Roof Costs for Butner Homes
There's no price list for Butner alone, so this table uses the site's Durham-area and statewide figures.
| Cost row | Figure | Source (year) |
|---|---|---|
| NC whole-roof average | about $7,653 (common range $6,022–$19,233) | This Old House, 2026 (a cost model) |
| Durham shingle roof, installed | $4–$6 per sq ft (about $6,100–$9,600 for a 1,500 sq ft roof) | HomeBlue, 2024 (a cost model) |
| NC architectural shingles, per sq ft | about $5.05 per sq ft | Roof Observations, 2026 (an estimate) |
| Durham metal roof, installed | $7–$11 per sq ft | HomeBlue, 2024 (a cost model) |
| NC standing-seam steel, per sq ft | about $10.45 per sq ft | Roof Observations, 2026 (an estimate) |
With a median home value of $231,100, a new roof is a big share of a Butner home's worth, so getting the scope right pays. On older homes, deck repair is the biggest swing. Run the cost calculator or read the cost guide.
Closer Than You Think
Butner grew out of Camp Butner, an Army post that opened on August 4, 1942, on about 40,000 acres across Granville, Person and Durham counties. It trained the 78th, 35th and 89th Divisions and held prisoners of war; highway marker G-105 now stands at NC 56 and 33rd Street. After the war the State took over about 13,000 acres, and Thomas W. Lane served as the new town's first mayor from 2007 to 2015.
- Part of the same map. Camp Butner once reached into Durham County, and this site serves Butner alongside Durham today.
- Lake Holt. The roughly 385-acre lake was impounded in 1965 to supply water to the state Department of Health and Human Services and other local governments.

Butner Questions, Answered
Who handles roof permits for a Butner home?
Granville County Inspections in Oxford, at (919) 603-1326. Its FAQ says replacing shingles only needs no permit, and state law exempts most like-for-like re-roofs of $40,000 or less. Deck work beyond 15%, added roof area or framing repair needs one. Your roofer checks with the County and the Town.
My house was built in the 1970s. Will the decking need work?
Maybe. Nobody can see the deck until the old roofing comes off, so a good estimate lists a price per sheet for rotted decking. Ask how many sheets the quote assumes; replacing more than 15% of the deck brings in a permit.
Can a roofer handle my insurance claim?
No. A roofer can photograph, measure and price the damage, which gives your insurer solid records. Only you, your insurer or a licensed public adjuster can settle or negotiate the claim. Be cautious with any roofer who offers to pay your deductible.
Are there roof grants for Granville County?
No. The state's Strengthen Your Coastal Roof grants are limited to 18 coastal counties, and Granville isn't one. Be wary of anyone at your door promising a grant or a guaranteed insurance discount as part of a roofing deal.
